Ready to sell?

Getting Started

First, we would love you to invite us over to take a look at your home, and we will give you some suggestions to make it look its best.

We will provide you with local market and comparable sales data, and together we will determine the listing price and marketing strategy that works for you and your property.

As soon as we sign an agreement to work together, we will roll up our sleeves and get to work behind the scenes to get your home ready to go on the market, from professional photos to floor plans. We want to make sure your property is shown in its best light!

While we are prepping your home to go on the market, we will put it on the Compass website as a private exclusive, so serious buyers can get a first look before the general public does.

 


On the Market

When it’s time to go officially on the market, we will make sure your apartment appears on any and all websites you want it to, and we will spread the word about it through a variety of channels, from the RLS to social media, to other listing websites. We will organize and oversee showings for you, and host open houses.

We will proactively get feedback from showings and provide you with regular updates on how the showings are going. And when we receive an offer, we will work diligently to ensure that you only accept an offer that is viable and realistic, by negotiating the best terms, while consulting with you at all times.

Once you accept an offer, we will give your attorney the transaction information, aka a “deal sheet” and they will draw up the contract. And if all goes well, you will be in contract in about two weeks!

On the Market

Board Approval

Board Approval

Both coops and condos have an extensive purchase application process. We help the buyer put together a detailed and accurate board package to ensure board approval. If they have their own agent, we will work with them to make sure everything goes smoothly.

If you’re selling in a coop, we will help prep the buyer for the board interview. In condos, there is no interview process


Final Walk Through

A day or two before the closing, your buyer will come and visit the home one more time to ensure it’s in the same condition as when they signed the contract.  The home should be clean and vacant.  Remember to leave the home in the same condition as when you signed the contract, and that any fixes that were negotiated as part of the contract are completed!

This is where you hand your keys to the buyer. Congratulations, you did it!
